Housing for students in New York City: practical tips

If you move to New York for university you’ll find the Big Apple has a very competitive real estate market. However, being prepared helps make the search less complicated.

Budget: Set a realistic budget that includes rent, utilities and transportation. Sharing with roommates can make living in New York City as a student more affordable. Be prepared to pay first and last month’s rent and a security deposit upfront, and be aware that some apartments have broker fees; usually around a month’s rent.

Commute: While apartments further out can be cheaper and roomier, longer commutes can add up. No matter what neighborhood you’re considering, look for places within a five-minute walk of a subway station. IENYC is easily accessible via most lines.

Timing: Student apartments come and go quickly. Start your search at least one to two months before you need to move in, stay flexible and be prepared to act quickly if you find something you like. Having your documents and deposit ready to go makes the process smoother.

Research: Look beyond a listing’s photos. Attend virtual tours or visit neighborhoods in person if possible. Connect with other students online to get honest insights about particular buildings or areas, and don’t be afraid to ask questions about lease terms, utilities and other key factors.
